We’ll start by figuring out what you’re really looking for, from the neighborhoods that fit your lifestyle to the homes that make sense for your budget and long-term plans. I’ll help you understand the local market, spot things you may not think to look for, compare options, coordinate showings, and make sure you have the information you need to feel confident before making an offer.
Once you find the one, I’ll help you build a strong offer, negotiate on your behalf, keep track of deadlines, and coordinate with your lender, title company, inspectors, and other vendors. We’ll walk through the inspection findings together and come up with repair negotiations that fit your needs.
From our first conversation to the keys in your hand, my job is to make sure you’re informed, protected, and never left wondering, “Wait... now what???”
Selling your home is more than putting a sign in the yard and waiting for the right buyer to come along. My job is to make sure your home is prepared, positioned and marketed in a way that gives it the best opportunity to stand out.
We’ll start by walking through your home together and talking about what’s worth doing before we list, and just as importantly, what isn’t. I’ll help you determine the right pricing and positioning strategy based on your home, your neighborhood, the current market and your goals.
From there, I’ll take care of getting your home ready to go live on the market, from coordinating professional photography and video to creating a marketing plan designed specifically for your property. And your home won’t just live on the MLS. I also put it in front of an established social media audience interested in homes and life specifically in Northeast Florida, where each property I feature averages 70,000+ views.
Once the offers start coming in, I’ll help you look beyond just the price to understand the terms, contingencies and overall strength of each offer. I’ll negotiate on your behalf, navigate inspections and repair requests, coordinate with the buyer’s agent, lender, title company and other parties, keep track of deadlines and handle the details all the way through closing.
From getting your home ready to handing over the keys, you’ll always know what’s happening, what comes next and that someone is looking out for your best interests along the way.
Relocating can feel like stepping into the unknown. My job is to help your big move feel effortless. I always start with a Google Meet, FaceTime, or phone call so we can get acquainted. Then I’ll connect you with my favorite local lender who actually picks up her phone! (YAY!!!) From there, we start house hunting! I’ll walk properties for you on video, pointing out not just the pretty parts, but the little things you can’t see in listing photos, like smells, sounds, surroundings, or anything that catches my attention while I’m there. I’ll send everything in one place so you can go back and rewatch it as many times as you’d like. After that we will come up with a game plan that makes most sense for you! My goal is to make sure you feel confident about your decision, even if you’re buying from hundreds of miles away.

I’m an Oklahoma girl who somehow ended up building a life near the ocean. My husband’s Navy career brought our family to Jacksonville, and what was originally just our next duty station slowly became home. When we first moved here, I learned pretty quickly that finding home in Jacksonville is about so much more than finding a house you love. It’s the neighborhood you grab coffee in, the route you take to work, and the places that slowly start to feel like yours.
That’s what I love helping people find.
